2. Investment costs and incentives

  • The land plots in Vinh Loc 2 Industrial Park are strategically arranged, each bordering at least two roads: a main road (30–47 m wide) and a branch road (8–16 m wide). This facilitates traffic flow, especially for heavy trucks, and also supports emergency exits and the deployment of technical infrastructure for businesses.
  • Land lease prices, including infrastructure, range from 55–70 USD/m², with a minimum lease area of 1 hectare.
  • Factory rental prices are approximately 5–8 USD/m²/month.
  • Electricity and water costs for production are applied according to current regulations of the Long An Provincial People’s Committee.
  • Labor wages (reference 2019) in Long An and Ho Chi Minh City range from approximately 200–350 USD/person/month.
  • Infrastructure management fee is approximately US$0.4/m²/year.
  • Tax exemption for the first two years, followed by a 50% reduction in tax payable for the next four years.
  • The ratio allocated to technical infrastructure and public utilities is approximately 34.46%, including transportation systems, green spaces, drainage, commercial centers, offices, etc.
  • Factory building density can reach up to 70%; the maximum height for factories is 5 stories and for warehouses is 4 stories.
  • Pricing policies and payment methods are designed to be flexible and suitable for investors’ needs.
