2. Investment costs
- Infrastructure usage fee: One-time payment at a rate of USD 60/m², valid until 2057 (excluding 10% VAT)

- Land lease fee: VND 792/m²/year, applied according to the price framework stipulated by the State at each time and not subject to tax.
