1. Project overview and legal information
The Nam Tan Uyen Industrial Park was approved by the Binh Duong Provincial People’s Committee in 2005 with a scale of over 331 hectares. To date, this industrial park, along with the expansion of Phase I, has achieved a near-total occupancy rate. Due to development needs, the Nam Tan Uyen Industrial Park Expansion Project Phase II (NTC 3) received investment approval from the Prime Minister under Decision No. 1157/QD-TTg dated September 13, 2018.
By August 2020, Binh Duong province had reclaimed nearly 346 hectares of rubber plantation land in Uyen Hung ward and Hoi Nghia commune (Tan Uyen town) to implement the project. Phase II has a total area of 345.86 hectares with a total investment of approximately VND 1,485 billion, of which 20% is equity capital, 40% is bank loans, and 40% is from other sources. The land use structure includes over 254 hectares for factories and warehouses, approximately 7.5 hectares for technical infrastructure, over 3.4 hectares for administrative and service areas, over 36 hectares for green space, and the remainder for transportation systems.
The expansion area is being developed on land belonging to the Hoi Nghia Rubber Plantation, located in Uyen Hung and Hoi Nghia wards, Tan Uyen City, with a land lease term until September 13, 2068.

Together with the existing Nam Tan Uyen Industrial Park, the expansion area is contributing to the development of industry and services in the region. This development not only creates many job opportunities for workers but also attracts a large number of foreign experts to live and work, thereby contributing positively to the economic growth of Tan Uyen City in particular and Binh Duong Province in general, while also preparing to welcome the wave of FDI investment shifting to Vietnam.
2. Costs and incentives in the expanded Nam Tan Uyen Industrial Park (Phase II)

Businesses investing in the expanded Nam Tan Uyen Industrial Park are entitled to many preferential policies as stipulated by current State regulations, specifically:
- Corporate Income Tax (CIT): Exempt for the first two years and a 50% reduction in tax payable for the following four years.
- Import Tax: Completely exempt from import tax on goods imported for the project such as machinery, equipment, transportation vehicles, and construction materials.

The expanded Nam Tan Uyen Industrial Park is located on a major transportation axis including the DT 746 and DT 747B routes, with a 38m wide cross-section and 6 lanes, facilitating convenient connections to major cities and economic centers in the region.

4. Infrastructure System
As of March 2023, the Nam Tan Uyen Industrial Park Expansion – Phase II has completed initial work such as consulting, surveying, design, and compensation and land clearance; and is awaiting approval from the Provincial People’s Committee for land allocation procedures.
As one of the newer industrial parks in Binh Duong, the project is currently focusing on accelerating investment progress and completing technical infrastructure.

- Electricity system: The power supply has a capacity of 2×63 MVA, with a voltage of 110/22kV, and is routed to the boundary of each land plot.
Other infrastructure items such as clean water supply, wastewater treatment, telecommunications, and fire protection are being actively constructed and gradually completed to soon meet the operational needs of investors.
