1. Project overview and legal information
My Xuan A Industrial Park was established according to Decisions No. 333/TTg dated May 22, 1996 and No. 554/QD-TTg dated July 8, 2002 of the Prime Minister. The industrial park’s planning was approved by the Ministry of Construction in Decision No. 1248/QD-BXD dated October 4, 2002 and further adjusted through Decisions No. 1363/QD-BXD dated October 17, 2003 and No. 2841/QD-UBND dated October 11, 2018 of the Ministry of Construction and the People’s Committee of Ba Ria – Vung Tau province.
My Xuan A Industrial Park has a total planned area of approximately 302.4 hectares, of which 230.2 hectares are available for industrial lease. The industrial park is currently located in My Xuan Ward, Phu My Town, Ba Ria – Vung Tau Province.
This is a multi-sector industrial park, attracting investment in various fields such as manufacturing, precision engineering, textiles, building materials, and food processing.
2. Costs and incentives for land lease at My Xuan A Industrial Park
– Infrastructure usage fee: approximately 70 USD/m² for the entire lease period
– Management and maintenance fee: approximately 0.5 USD/m²/year, subject to annual adjustments
– Clean water price: approximately 12,500 VND/m³
– Wastewater treatment fee: approximately 0.4 USD/m³

Investment incentives:

My Xuan A Industrial Park is equipped with a centralized wastewater treatment system with a capacity of approximately 4,000 m³/day, capable of treating wastewater to meet Column B standards according to Vietnamese environmental regulations. - Internal Transportation System:
Internal roads have a width of 8 m to 15 m, designed according to H30 load standards, with cross-sections from 35 m to 55 m, ensuring convenient traffic flow and goods transportation. - Gas Supply System:
The industrial park has a low-pressure gas distribution station, ready to supply gas to businesses requiring it for production. - Other Amenities:
In addition, the industrial park is fully equipped with a communication system and a rainwater drainage system, ensuring synchronized and efficient operation.
5. Current status of investment attraction at My Xuan A Industrial Park
Currently, My Xuan A Industrial Park is fully occupied, achieving a 100% occupancy rate of its industrial land. The industrial park has attracted numerous projects from domestic and foreign investors, notably the Heineken Brewery, Lixil Vietnam, Bach Ma Ceramics (Malaysia), and Viglacera Ceramics (Vietnam).
