1. Project overview and legal information
The Dong Xuyen Industrial Park (Ba Ria – Vung Tau province) was established by Decision No. 639/QD-TTg dated September 9, 1996, of the Prime Minister and its detailed planning was approved by the Ministry of Construction in Decision No. 567/BXD-KTQH dated October 30, 1996. The project has a total planned area of 160.81 hectares, located in Rach Dua ward, Vung Tau city, with an operating term of 50 years from October 30, 1996 (according to Decision No. 804/QD-TTg). Of this, the area of industrial land available for lease is 128.84 hectares.
2. Investment costs
When leasing land in Dong Xuyen Industrial Park, investors need to pay the following basic costs:
– Infrastructure usage fee: approximately 85 USD/m² for the entire lease period
– Industrial park management fee: applied according to the current regulations of the People’s Committee of Ba Ria – Vung Tau province
– Wastewater treatment fee:
- 4,400 VND/m³ for wastewater meeting standard B before treatment
- 9,800 VND/m³ for wastewater exceeding standard B (including VAT)
– Clean water price: approximately 12,500 VND/m³
– Electricity price: calculated according to the price list of Vung Tau City Power Company
Note: The above prices do not include VAT (except for the wastewater treatment fee which includes VAT).
Currently, Dong Xuyen Industrial Park has leased all its industrial land, achieving a 100% occupancy rate.
3. Geographical location
Dong Xuyen Industrial Park boasts a favorable location in terms of transportation and port connectivity, specifically:
- Approximately 7 km from the center of Vung Tau City
- Approximately 125 km from Ho Chi Minh City
- Approximately 80 km from Long Thanh International Airport
- Approximately 87 km from Bien Hoa Railway Station
- Directly bordering the sea
Thanks to its advantage of having three sides bordering the sea, the industrial park is oriented towards developing in the following areas: oil and gas industrial services (port exploitation, storage, distribution, and transportation of oil and gas); maritime services (warehousing, seaports, and shipping); and general industries such as mechanical engineering, electronics manufacturing, and consumer goods.
4. Infrastructure system
- Internal Transportation System:
The internal road network within the industrial park has a total length of approximately 9.22 km, designed to meet the traffic needs of specialized transport vehicles, including container trucks. - Electricity Supply System:
Electricity for production is supplied from a 110kV/22kV transformer station located within the industrial park, combined with a 22kV power line already extended to the fence of each factory. - Water Supply System:
Clean water is supplied from the water treatment plant of Vung Tau Water Supply Joint Stock Company, with a capacity of up to 35,000 m³/day, fully meeting production needs. - Wastewater Treatment System:
The industrial park is equipped with a centralized wastewater treatment plant meeting standard B, with a treatment capacity of approximately 3,000 m³/day. - Communication System:
The telecommunications and fiber optic infrastructure is fully installed, connecting directly to each factory, ensuring smooth communication.
