1. Project overview and legal information

The My Xuan A2 Industrial Park was licensed for establishment on May 24, 2001, under License No. 2205/GP from the Ministry of Planning and Investment. Subsequently, on January 23, 2002, the Ministry of Construction approved the industrial park’s planning under Decision No. 126/QD-BXD, with a total area of 312.8 hectares, of which 217.08 hectares were designated for industrial land lease.

On September 4, 2007, the People’s Committee of Ba Ria – Vung Tau province further approved the expansion of the My Xuan A2 Industrial Park to 109.42 hectares, including 73.35 hectares of industrial land. Thus, the total planned area of the entire park (including the expansion) reached 422.22 hectares, with 326.5 hectares of industrial land available for lease.

2. Land lease costs at My Xuan A2 Industrial Park

– Infrastructure costs: approximately US$120/m² for the entire lease period

– Management fee: approximately US$0.46/m²/year and may be adjusted upwards annually

– Wastewater treatment fee: approximately US$0.22/m³

– Clean water price: approximately VND 12,500/m³

– Electricity price: applied according to the State-issued tariff

3. Geographical location

The industrial park is located in My Xuan commune, Tan Thanh district (now My Xuan ward, Phu My town, Ba Ria – Vung Tau province), with a convenient location connecting to important economic and infrastructure centers. Specifically, the industrial park is about 6 km from the Thi Vai – Cai Mep port cluster, 58 km from Tan Son Nhat airport, 29 km from Long Thanh airport, and about 45 km from Vung Tau city. In addition, the industrial park is adjacent to neighboring industrial parks such as My Xuan A, My Xuan B1, and Go Dau (Dong Nai), creating favorable conditions for production linkages.

My Xuan A2 Industrial Park is oriented to attract diverse industries, including some sectors with potential environmental impacts such as leather tanning, leather processing, and steel production.

4. Infrastructure System

Power Supply System:
The power supply at My Xuan A2 Industrial Park is provided from the national grid through the My Xuan Substation, ensuring stable supply for production needs.
Water Supply System:
Clean water for production and daily life is sourced from the Toc Tien Water Treatment Plant, ensuring sufficient capacity for the entire area.
Wastewater Treatment System:
The industrial park is equipped with a centralized wastewater treatment plant with a capacity of up to 15,000 m³/day, meeting input treatment standards at column B according to Vietnamese environmental regulations.
Transportation and Telecommunications System:
The internal transportation system and telecommunications infrastructure are invested in and completed synchronously, effectively meeting the operational and connectivity needs of businesses in the park.

5. Current status of investment attraction at My Xuan A2 Industrial Park

Currently, My Xuan A2 Industrial Park is operating stably with an occupancy rate of over 98% of its total area. The industrial park has attracted many notable projects such as: the screw manufacturing plant of Ting Ray Joint Stock Company; the household appliance project of Lock&Lock Vina Co., Ltd. (South Korea); the mechanical processing project of Anchor Fasteners Vietnam Co., Ltd. (Taiwan); the fur processing project of Prime Asia Co., Ltd.; and the presence of China Steel & Nippon Steel Vietnam Joint Stock Company.
