1. Project overview and legal information
The Lien Chieu Industrial Park originated from a portion of the Lien Chieu – Hoa Khanh Industrial Park, established by Decision No. 344/QD-TTg dated April 18, 1998, of the Prime Minister, with a total investment of approximately US$36.89 million and an initial area of 373.5 hectares.
In 2006, the Da Nang City People’s Committee issued Decision No. 2720/QD-UBND adjusting the detailed planning, reducing the industrial park area to 307.71 hectares. Subsequently, a portion of the area was reclaimed and converted to residential areas, bringing the current scale down to 289.35 hectares.

Da Nang has the advantage of a young, highly skilled workforce, trained by universities, colleges, vocational schools, and training centers in the area. In addition, the workforce is supplemented from neighboring provinces such as Quang Nam, Thua Thien Hue, and Quang Ngai, effectively meeting the recruitment needs of businesses.
Lien Chieu Industrial Park is considered one of Da Nang’s key industrial parks, located near the Hai Van Tunnel, facilitating inter-regional goods transportation. Although the occupancy rate is not yet high compared to some other industrial parks in the region, it is still highly regarded for its potential to bring added value to investors, thanks to the convergence of favorable factors in terms of timing, location, and resources, along with a diverse and professional support service system.
2. Costs and incentives for leasing land in Lien Chieu Industrial Park
The following fees apply within the industrial park:
- Infrastructure rental fee: US$95/m² (land use term until 2055)
- Infrastructure management and maintenance fee: US$0.3/m²/year
- Raw land rental fee (annual): In accordance with the regulations of the Da Nang City People’s Committee
- Electricity price: Ranging from US$0.03 – US$0.1/kWh, depending on usage time
- Water price: US$0.4/m³
- Wastewater treatment fee: US$0.28/m³, where the amount of wastewater is calculated as 80% of the total water consumption
3. Geographical location of Lien Chieu Industrial Park
Lien Chieu Industrial Park is located on National Highway 1A, only about 500m from the Da Nang city bypass and the Hai Van road tunnel, facilitating convenient trade connections. From here, transporting goods to domestic areas such as Hanoi, Hue, the Central Highlands, Binh Dinh, Nha Trang, or Ho Chi Minh City is very easy, thanks to the vital transportation system linking major economic centers nationwide.

Located in Lien Chieu District – a developing area of Da Nang City – the industrial park benefits from the city’s existing infrastructure and services. Da Nang is currently a major financial center in the Central and Central Highlands regions with dozens of bank branches, and is also one of the three largest postal and telecommunications centers in the country with a modern service system. In addition, the industrial park is close to reputable medical facilities, such as Da Nang Hospital (approximately 18.2 km away) and Lien Chieu District Health Center (approximately 13.2 km away), ensuring healthcare needs for workers and professionals.
4. Infrastructure Information
Internal Transportation:
The industrial park’s internal transportation network is rationally planned with a 15m wide main road and 10.5m wide internal roads. The total length of internal roads is approximately 4.15 km, along with 1.63 km of connecting roads to national and provincial highways. The road system is designed in a grid pattern, making access to each plot of land convenient and flexible.
Electricity Supply System:
Electricity is supplied from the national power grid through the 500kV Hoa Cam substation (Cam Le district). In addition, the industrial park is equipped with two 110/22kV intermediate substations with a capacity of 40 MVA each, along with a complete power line system, ensuring stable power supply to each factory.
Water Supply System:
Clean water is sourced from the Hai Van Water Treatment Plant (capacity 5,000 m³/day) and the Cu De River Water Treatment Plant (expected capacity 120,000 m³/day). The water supply system is comprehensively invested in, extending to the boundaries of each enterprise, meeting production and living needs.
Wastewater Treatment System:
The industrial park is designed with two separate drainage systems for rainwater and wastewater. Rainwater is collected through a system of ditches and drains naturally into the river. Industrial wastewater is pre-treated at each factory to meet Class C standards (QCVN 40:2011), then channeled to a centralized treatment plant for further treatment to meet Class B standards before being discharged into the environment. The wastewater treatment plant has a capacity of 2,000 m³/day and has been operational since November 2011.
Telecommunications System:
The telecommunications infrastructure is fully deployed with telephone lines and broadband Internet (ADSL) readily available to each business. Services are provided by reputable network operators, ensuring high speed and stability for production operations.
