2. Costs and incentives for land lease in Chu Lai Truong Hai Industrial Park
Investment Costs
- Land lease price: Ranging from 30 – 35 USD/m² for a 50-year term (excluding VAT).
- Management fee: 0.25 USD/m²/year (excluding VAT).
- Electricity price: Applied according to the price list of Quang Nam Provincial Electricity Company at the time of use, complying with the regulations in Circular 16/2014/TT-BCT dated May 29, 2014 of the Ministry of Industry and Trade on electricity selling prices.
- Water price: Calculated according to the price announced by the water supply unit at the time of use.
Investment Incentive Policies
- Corporate income tax: Applied at a tax rate of 10% for 15 years; tax exemption for 4 years from the date taxable income is generated and a 50% reduction in tax payable for the following 9 years.
- Personal income tax: 50% reduction for taxable income.
- Import Taxes:
- Tax exemption for imported goods used to create fixed assets.
- Tax exemption for the first 5 years for raw materials, supplies, components, and semi-finished products that cannot be produced domestically and are imported for production purposes.
3. Geographical and transportation location of the Industrial Park
The Chu Lai – Truong Hai Industrial Park boasts a strategic location and a comprehensive transportation system, creating favorable conditions for production and logistics activities:
By road:
The industrial park is planned on a national arterial road, including National Highway 1A, the North-South railway line, and the Da Nang – Quang Ngai expressway. From the industrial park, it takes only about 0.5 km to connect to National Highway 1A and 1 km to the expressway. It is 80 km north of Da Nang city, while the Dung Quat Economic Zone (Quang Ngai) is only 20 km south, facilitating quick and efficient regional connectivity.
By sea:
The industrial park is located approximately 2.5 km from Chu Lai Port (Tam Hiep Wharf). This is a seaport belonging to the national port system, with the advantage of being sheltered from wind, making it convenient for ships to anchor. With a capacity of 3 million tons per year, a 500-meter-long wharf, and a depth of -9.5 meters, the port can accommodate three 20,000-ton vessels simultaneously. In addition to domestic shipping routes, the port also effectively operates international routes connecting with China, South Korea, and Japan, contributing to the promotion of international trade.
Regarding air transport:
The industrial park is located approximately 15 km from Chu Lai Airport. This is the largest airport in Vietnam, currently operating flights to Hanoi and Ho Chi Minh City. In the future, the airport is planned to develop to 4F standard and a Level I military airport by 2030, with an expected capacity of 5 million passengers and 1.5 million tons of cargo per year.
Furthermore, the Chu Lai – Truong Hai Industrial Park is located approximately 25 km from the administrative center of Quang Nam province and is close to many famous local tourist areas (only 20-30 km away).
