The Bau Xeo Industrial Park was established according to Decision No. 1944/TTg-CN issued by the Prime Minister on November 24, 2006. Subsequently, the project was granted its first Investment Certificate (No. 47221000042) by the Management Board of Industrial Parks of Dong Nai Province on December 29, 2006.

With a total investment of over 673 billion VND, the Bau Xeo Industrial Park covers an area of 499.7993 hectares, planned into two zones located along both sides of National Highway 1A, specifically:
- North of National Highway 1A: 188.4168 hectares

Infrastructure usage fees are paid once for the entire lease period, with specific amounts (excluding VAT) as follows:
- Infrastructure usage fee (one-time payment): VND 1,380,000/m² for a 37-year term (until 2056)
- Annual management fee: VND 11,500/m²/year
- Annual land lease fee: VND 4,500/m²/year (subject to adjustment by the Provincial People’s Committee)

4. Infrastructure System

With a total area of 499.7993 hectares, Bau Xeo Industrial Park allocates approximately 353.03 hectares of industrial and service land for lease, equivalent to 65.64% of the total area. Aiming to develop into a modern industrial park that maximally meets the needs of investors, the investor has planned and built a synchronous technical infrastructure system with the following standards:
- Internal transportation: Most internal roads are designed with a road surface width of 10.5m, a maximum load capacity of 30 tons, and convenient connections to neighboring areas and Trang Bom town.
- Electricity supply system: Electricity is supplied from a 110/22kV transformer station with a total capacity of 126 MVA, ensuring stable supply for production needs.
- Clean water supply system: Water source with a capacity of 12,000 m³/day; Phase 1 alone has a capacity of 8,000 m³/day, supplied by the Thien Tan Water Treatment Plant. The internal water supply system is fully invested and ready for direct connection to each enterprise.
- Wastewater treatment system: Total treatment capacity reaches 8,000 m³/day (Phase 1 is 4,000 m³/day). Wastewater from enterprises is collected at a centralized treatment plant and treated to meet regulatory standards before being discharged into the Thao River.
- Telecommunications system: The telecommunications infrastructure is connected to the Trang Bom district telecommunications network, ensuring the provision of all necessary services.
