1. Project overview and legal information
In Official Dispatch No. 216/TTg-CN issued by the Prime Minister on February 23, 2021, the Yen Lu Industrial Park was approved for development on the land area of Yen Lu and Nham Son Communes, Yen Dung District, Bac Giang Province (now Bac Ninh Province), with a total planned area of 377 hectares.
Under Decision No. 2242/QD-TTg, the Prime Minister officially approved Capella Real Estate Joint Stock Company as the investor of the Yen Lu Industrial Park, with a total investment capital of VND 2,691 billion. The project has an operational term of 50 years from the date of approval.

4. Infrastructure System
Yen Lu Industrial Park is a newly established project oriented toward the development of high-tech and environmentally friendly industries. In the future, the park will feature a modern and fully integrated infrastructure system designed to meet its sustainable development objectives. Specifically:
- Internal Transportation System: The main trunk road has a cross-sectional width of 38 meters, while branch roads range from 22.5 to 37 meters. The internal road network includes wide medians, sidewalks, and landscaped green areas along both sides.
- Power Supply System: Land has been allocated for the 110/22kV Yen Lu substation (3x63MVA), sourcing electricity from Bac Ninh, in combination with the 220/110kV Yen Dung substation and the 110/22kV Yen Lu 2 substation (2x63MVA) to supply power to the industrial park and adjacent areas. The total power supply capacity is approximately 86.6 MVA.
- Water Supply System: Water will be supplied from the Nam Son Trading and Construction Joint Stock Company’s water plant. In the future, the park may also draw from the existing DNP – Bac Giang Water Plant, with a total capacity of 30,000 m³/day-night. Pipelines are installed along internal roads, with shut-off valves positioned for convenient management and maintenance.
- Wastewater Treatment System: The wastewater treatment plant has a capacity of 12,000 m³/day-night. Domestic and industrial wastewater will be preliminarily treated at source before being discharged into the common sewer system, then conveyed to the central treatment station within the technical infrastructure area. All wastewater will be treated to meet Grade A standards before being released into the stormwater drainage channels.
- Drainage System: Separate drainage networks are designed for stormwater and wastewater. The system includes open channels along 8–10 meter-wide corridors and a treatment station located within the technical infrastructure zone, with a capacity of up to 12,000 m³/day-night.
- Telecommunication System: Fully equipped with telephone lines and high-speed internet connectivity.
- Fire Protection System: An automatic fire prevention and firefighting system is installed throughout the industrial park.
- Green Landscape Planning: Green spaces account for approximately 15% of the total land area, providing a balanced and eco-friendly environment across the industrial park.
