2. Costs and incentives for leasing land in the Viet Kieu Industrial Park

3. Geographical location of the Viet Kieu Industrial Park

The Viet Kieu Industrial Park is located in Thanh Binh commune, Hon Quan district (formerly Binh Long district), Binh Phuoc province, approximately 110 km south of Ho Chi Minh City. Its proximity to National Highway 13 gives the industrial park a significant advantage in transportation and goods circulation.

Regional Links:

  • East: borders residential areas and planned residential land.
  • West: borders rubber plantations owned by Binh Long Rubber Joint Stock Company.
  • South: borders an asphalt road connecting to National Highway 13 and Tan Khai Industrial Park (45 ha).
  • North: borders residential areas and privately owned land.

Topography: The area has a relatively flat terrain, with a slight slope towards Sa Cat Lake.

4. Infrastructure system of the Viet Kieu Industrial Park

The Viet Kieu Industrial Park officially commenced construction on December 14, 2019. Despite the impact of the Covid-19 pandemic, the basic technical infrastructure has now been completed, ready to meet the needs of investors to build factories and expand production.

Internal Transportation System:
The internal road network is planned synchronously, arranged along the land plots and conveniently connected to the external transportation system, including:

  • Main road D1 runs throughout the industrial park in a North-South direction, directly connecting to the external transportation system, with a width of 42 m.
  • The remaining roads are arranged parallel and perpendicular to the main road: D2 and D4 have a width of 33 m; D3 has a width of 32 m.
The entire road system is paved with hot asphalt concrete meeting Vietnamese standards, with sidewalks, median strips, lighting systems, and synchronized greenery.

Electricity Supply System:
Electricity is supplied from a 110kV substation, stepped down to a 22kV grid, ensuring stable 24/7 power supply for businesses in the park.

Water Supply System:
Clean water is supplied from the Binh Phuoc province water supply system, with a capacity of approximately 4,000 m³/day, meeting the needs of the industrial park.

Telecommunications System:
Modernized infrastructure is in place, fully meeting communication needs such as landline and mobile phones, domestic and international calls, and high-speed internet service.

Fire Protection System:
Fire hydrants are placed along roads and at intersections with an average distance of 150 m/hydrant. Each factory is equipped with fire extinguishing equipment and a fire alarm system. Security personnel are on duty 24/7, ready to handle emergencies.

Wastewater Treatment System:
Modern closed-loop treatment technology is applied, ensuring environmental safety. Treated wastewater meets Class A standards and can be reused in production. The designed capacity is 3,000 m³/day, which can be upgraded to 6,000 m³/day in the next phase.

Environmental sanitation:
Non-hazardous domestic and industrial waste is collected and transported to a centralized treatment facility. For hazardous waste, the collection, transportation, and treatment processes are carried out in accordance with regulations to ensure environmental protection.
