Additionally, for businesses requiring untreated water for irrigation and washing, Dat Do 1 Industrial Park also has a raw water supply system with a capacity of 500,000 m3, of which phase 1 has the capacity to supply 100,000 m3/day.

Sewage System

Dat Do 1 Industrial Park has a centralized wastewater treatment system with a total designed capacity of 17,600 m3/day. Phase 1 has been completed with a treatment capacity of 2,000 m3/day.

Traffic System

The main road in Dat Do 1 Industrial Park is built with 6 lanes, with a width of 46m – 54m; the branch roads of the industrial park have 2-4 lanes with a width of 26m.

1. Project overview and legal information

Dat Do 1 Industrial Park was approved by the People’s Committee of Ba Ria – Vung Tau province with a detailed planning map at a scale of 1/2000 according to Decision No. 1621/QD-UBND dated May 26, 2009, located in Phuoc Long Tho commune, Dat Do district. On September 7, 2009, the industrial park was officially established according to Decision No. 2945/QD-UBND. Prior to that, on August 25, 2009, the Provincial Industrial Parks Management Board issued Investment Certificate No. 4922100164 for the infrastructure development project.

According to the plan, Dat Do 1 Industrial Park has a total area of ​​496.22 hectares, of which 377.22 hectares are for industrial land lease and approximately 15.9 hectares are for warehouses. The project’s operating period is 50 years, extending until August 25, 2059.

The industrial park is oriented towards a multi-sector development model, prioritizing the attraction of high-tech, environmentally friendly, and labor-intensive industries such as electronics and supporting industries.

2. Land lease costs and investment incentives at Dat Do 1 Industrial Park

Costs at Dat Do 1 Industrial Park:

– Infrastructure rental price: approximately 70 USD/m² for a term until August 25, 2059 (subject to adjustment at the time of contract signing)

– Management fee: approximately 0.5 USD/m²/year

– Annual land lease fee: approximately 2,745 VND/m²/year, adjusted according to the land price list of the People’s Committee of Ba Ria – Vung Tau province.

– Wastewater treatment fee: approximately 0.32 USD/m³, varying depending on the quality of the influent wastewater.

3. Geographical location

In terms of location, Dat Do 1 Industrial Park has the advantage of convenient connections to important transportation centers and hubs: approximately 12 km from Ba Ria City, 30 km from Vung Tau City; 30 km from Cai Mep Port and 35 km from Phu My Port; approximately 50 km from Long Thanh Airport and 85 km from Tan Son Nhat Airport.

In addition, the industrial park is developed in conjunction with the Dat Do 1 residential area, which covers more than 99 hectares, providing accommodation for workers and experts, while forming a closed service-industrial ecosystem that fully meets living and utility needs. Furthermore, the construction area has a stable geological foundation, helping businesses save significantly on construction investment costs.

4. Infrastructure System

  • Power Supply System:
    The power supply at Dat Do 1 Industrial Park is provided from the national grid through a 110kV/22kV transformer station located within the park, ensuring a stable power supply for businesses.
  • Clean Water Supply System:
    Clean water is supplied from an on-site water treatment plant with a capacity of approximately 22,000 m³/day. In addition, the industrial park also has a raw water supply system (untreated water) serving needs such as irrigation and sanitation, with a total capacity of up to 500,000 m³; Phase 1 alone has the capacity to supply approximately 100,000 m³/day.

5. Current status of investment attraction at Dat Do 1 Industrial Park

Currently, Dat Do 1 Industrial Park has achieved an occupancy rate of approximately 61% of its total leased industrial land. The industrial park has attracted many notable projects, including: the project of Extreme Max International Company; the bearing and gear manufacturing project of Dongbo Chain Vina Co., Ltd.; the shoe manufacturing project of Vinh Uy Company; and the electronic component manufacturing project of C&H Tech Vina Company.
