1. Project overview and legal information

The An Nghiep Industrial Park was approved by the People’s Committee of Soc Trang Province under Decision No. 175/QD-HC.05 dated February 23, 2005, with an initial scale of 257.3 hectares, of which industrial land accounts for 178.03 hectares. The industrial park was planned in An Hiep commune (Chau Thanh district), now expanded to Phu Tan commune (Chau Thanh district) and Ward 7 (Soc Trang city).

Regarding its boundaries, the industrial park is bordered to the west by National Highway 1A, to the south by National Highway 60, while the east and north sides are bordered by the The 25 Canal and the 30/4 Canal.

During the actual implementation process, the industrial park’s scale was adjusted down to 243 hectares to suit development conditions. According to the Soc Trang Provincial Planning for the period 2021–2030, approved by the Prime Minister, the An Nghiep Industrial Park is expected to expand by approximately 169 hectares towards Chau Thanh district.

The project is invested by the Soc Trang Provincial Industrial Park Infrastructure Development Company, construction began in 2006, and it is the first industrial park in Soc Trang province.

Regarding development orientation, the An Nghiep Industrial Park prioritizes attracting industries such as agricultural and forestry product processing, food production, fertilizer production, garment manufacturing, footwear (excluding leather tanning), beverage production, and packaging, etc.

2. Costs and incentives for leasing land in An Nghiep Industrial Park

  • Infrastructure rental price: Approximately 60 – 65 USD/m² for the entire remaining lease term
  • Management fee: 3,600 – 5,800 VND/m²/year (calculated based on actual leased area)
  • Land rent: Applied according to the regulations of the Provincial People’s Committee at each period
  • Electricity price: According to EVN’s price list

3. Geographical location of An Nghiep Industrial Park

Thanks to its location adjacent to National Highway 1A and the National Highway 60 bypass through Soc Trang city, the industrial park has a significant advantage in terms of inter-regional transportation connectivity. Specifically:

  • Approximately 6.4 km from the center of Soc Trang city
  • Approximately 55 km from Can Tho city
  • Approximately 65 km from Can Tho International Airport
  • Approximately 52 km from Cai Cui port

4. Infrastructure System

The infrastructure of An Nghiep Industrial Park is comprehensively invested, effectively meeting production needs:

  • Internal transportation: Main roads have cross-sections ranging from 23.25 m to 42.5 m wide; road widths from 11.25 m to 22.5 m, with sidewalks and pedestrian walkways on both sides measuring 6–8 m wide. Two main roads are equipped with 4 m wide median strips.
  • Electricity system: Electricity is supplied from the national grid, transmitted via 22 kV lines and directly connected to each land plot.
  • Water supply: A water treatment plant with a capacity of 10,000 m³/day is operated by Soc Trang Water Supply Company Limited, supplying water to each enterprise.
  • Wastewater treatment: Current capacity is 15,000 m³/day and is expected to be increased to 20,000 m³/day after 2024. Wastewater is treated to meet standards before being discharged into the environment.
  • Stormwater drainage: A separate system from the wastewater system.
  • Greenery and lighting: Arranged along the internal roads.
  • Other amenities: Telecommunications system, fire protection system, administrative and service center, customs, etc.

5. Investment attraction situation

Since its opening in 2006, An Nghiep Industrial Park has attracted 66 projects with a total investment of over VND 8,728 billion, achieving an occupancy rate of over 98.5%.

  • Soc Trang Seafood Processing Joint Stock Company’s seafood processing project;
